Upper Queen Street Storm Sewer Upgrade and Road Urbanization (2024 Design)

LDS will be conducting Boreholes on Upper Queen Street in Thorndale as part of this project on July 3, 2024. There will be temporary lane restrictions while they complete this work.

Construction Start Date: 2025 (Pending Council Approval)

Scope

The project scope includes providing an urbanized design of Upper Queen Street which includes adjusting the elevation of Upper Queen Street to encourage water flow towards the roadway (where possible), Elevated Intersections at Agnes Street and Lions Lane, installation of curbs and gutters, providing parking areas (where possible), 1.5m wide sidewalks with tactile plates at intersections, replacement water service lines,  and upgraded Storm Sewer with Private Drain Connections to each property

The Municipality of Thames Centre invites property owners to a Public Information Centre (PIC) regarding the design of the Upper Queen Street Storm Sewer Replacement and Road Urbanization project. The PIC is being held to receive feedback regarding the project design, anticipated construction timing, and to engage with Municipal and Consultant staff involved in the project.

The PIC includes a short presentation commencing at 5:15pm and will follow with an open house format (for those who are not able to attend during the presentation), with Municipal and Consultant staff available to answer any questions and concerns.

The 2024 Upper Queen Street Design area includes curb and gutter, 1.5m sidewalks, parking lanes, elevated intersections, upgraded storm sewers and private drain connections (PDC’s) to each lot.

Frequently Asked Questions

Please note that the questions and answers provided below pertain to the construction aspect of this proposed design. However, it is important to understand that we are currently only at the design stage of this proposal, not the construction stage.

 

How much is this project going to cost me?

A. The project comes at no charge to property owners. All infrastructure is being replaced/ upgraded to your property line at the Municipality’s expense. The existing infrastructure is nearing end of life and is due to be replaced.

 

During Construction, will I lose access to my property?
A. During construction there may be short-term disruptions in access.

Examples: Trench Excavation in front of your property, concrete curing time for sidewalks or curbs etc. Residents who require accommodation (level entry, advanced notice, mobility assistance etc.) are asked to please contact the Municipality.

 

How will my garbage and recycling be collected during construction?

A. Label your bins with your street, and municipal number with a permanent marker. Put your garbage and recycling out as per normal practice. The contractor will collect the bags/ containers and transport them to a designated location for collection by the Municipality’s waste services.

 

What time will work generally occur?

A. Work will occur between 7 am and 8pm Monday to Friday. No weekend work is anticipated for this project.

 

Should I worry about vibrations during construction?

A. Residents are encouraged to secure or temporarily store precious fragile and breakable items.

 

What is the purpose of a Storm Private Drain Connection (PDC)?

A. The purpose of a Storm PDC is to provide an outlet to a properties Sump Pump, or private property drainage issues. The sump pump cannot collect anything other than foundation drains. Property owners are responsible for ensuring a functioning check valve exists on the pipe between the sump pump where it exists the basement foundation walls. Roof leaders (eavesdrop downspouts) are not permitted to be connected into the Storm PDC.

 

Will the new storm sewer stop water from entering my basement?

A. No, the new storm sewer is sized to accommodate all residential properties fronting the Upper Queen Street project. The Private Drain Connection (PDC) is installed to provide an outlet for property owners to resolve private property drainage issues.
